From $20,000.008%$30,000.00$2,400.00

Each band at its own rate: $3,400.00. Whole sale at 8%: $4,000.00. Difference: $600.00.

Commission is worked out before tax and before any costs you pay from it. Check your agreement for caps, clawbacks and which tier method applies.

Commission equals the sale amount multiplied by the rate divided by one hundred. With tiers, each band of the sale can earn its own rate, or the whole sale can earn the rate of the highest tier it reaches. Multiply by your share after any split, then add base pay for total pay.

How to use this tool

Choose a flat or tiered rate
Flat commission = sale × rate / 100. Tier 1 starts at zero, and each further tier starts at a sale amount higher than the one before. A sale of exactly the tier start already reaches that tier.
Compare the two tier methods
Banded tiers pay each slice of the sale at its own rate: with 5% up to 20,000 and 8% from there, a sale of 50,000 earns 1,000 + 2,400 = 3,400. Whole-amount tiers pay the rate reached on the entire sale: 8% of 50,000 is 4,000. Your agreement decides which method applies.
Add the split, base pay and a target
Your commission = commission × your share / 100. Total pay = base pay + your commission. Seller net = sale - full commission. The target result is the smallest sale whose commission brings total pay up to the amount you enter, with the tier method you selected.

Questions before you start

Banded tiers raise the rate only on the part of the sale above each threshold, so commission grows smoothly. Whole-amount tiers apply the higher rate to the entire sale once it reaches a threshold, so a small extra sale can raise pay by a large step. The calculator shows both totals and the gap between them.

The calculator assumes the commission comes out of the sale price, so the seller keeps the sale minus the full commission. A split between agents changes only how the commission is shared. If your agreement adds the commission on top of the price, the buyer pays the sale plus the commission instead.

Choose the rate calculation and enter the sale and the commission paid. The rate is the commission divided by the sale, times 100: 400 on a sale of 8,000 is 5%. The result also shows what the seller kept.
